I map the regulatory landscape, identify pressure points, and sequence the process so each step builds the administrative record I will need tomorrow, not only the approval I seek today. Whether the path is over-the-counter ministerial or a full discretionary hearing, I translate code and policy into practical steps that hold up under scrutiny.
Triage & Risk Reduction
I provide white-glove project management with a calm, decisive approach. Think of it as triage plus execution: I diagnose the critical path, resolve jurisdictional deadlocks, and minimize exposure to permitting risk before it shows up on a schedule or a balance sheet. My role is to keep pressure low and progress high—so decisions are made on facts, not urgency.
I begin with a clear map of the landscape: who regulates what, in what order, and why it matters to timing, budget, and the administrative record. I build a permit matrix, sequence submittals, and identify long-lead items so design and technical studies do not stall. Hearing Representation & Engagement
I prepare clients and project teams for hearings and public presentations so they are ready to engage with planning commissions, city councils, and stakeholder groups with confidence and clarity. My focus is to make the complex feel simple, the message memorable, and the record defensible.
I begin with strategy: what must be decided, by whom, and on which findings. From there, I shape a concise narrative that aligns the technical record with the governing criteria—so every exhibit, study, and sentence supports the same conclusion.
